The Structural Construction Document (CD) Phase marks the final stage of structural design development prior to tendering and construction. It focuses on translating the approved schematic and design development concepts into coordinated, code-compliant, and buildable documents that form the legal and technical foundation for procurement, contracting, and site execution.
This phase involves producing detailed structural drawings, specifications, schedules, and calculation reports at a Level of Development (LOD) sufficient to guide contractors in fabrication, installation, and quality control. All elements—including foundations, columns, slabs, beams, walls, joints, reinforcements, and embedded items—must be fully detailed, dimensioned, and cross-referenced with architectural and MEP systems. Specifications must define material performance, construction tolerances, inspection protocols, and workmanship criteria in compliance with applicable structural codes (e.g., ACI, Eurocode, BS, or local regulations).
Critical tasks in this phase include coordinating builder’s work openings, ensuring constructability, and preparing bills of quantities (BOQs) for pricing. Construction drawings must reflect all interdisciplinary coordination resolutions, while structural calculations must verify stability under gravity and lateral loads.
By the end of this phase, the structural package must be fully reviewed, signed off by the Engineer of Record (EOR), and ready for submission to authorities, contractors, and procurement teams—ensuring consistency, clarity, and execution readiness.
